BUCHEON — A long line of visitors formed outside the model house for Kaive Yuboraa in Gyeyang New Town on the morning of Oct. 23, waiting for the doors to open at the site in Dodang-dong, Wonmi-gu, Bucheon, Gyeonggi Province. Inside, every seat in the waiting area was taken by people lined up for sales consultations. The model house drew 7,182 visitors in its first two days after opening. Including the holiday on the 25th, the total will top 15,000, according to a sales official. One visitor who came to the model house said: "I heard President Lee Jae-myung had visited Gyeyang New Town, so I was curious and stopped by. Having seen the actual layout and design of the complex, I think it could be worth applying for."
Among the visitors were office workers from Seoul's western districts. One visitor who said they work in the Magok district said: "In Magok, even apartments more than 30 years old go for close to 1 billion won, and new ones approach 2 billion won. Commuting is convenient and this is a premium brand, yet the standard 84-square-meter unit is around 800 million won, so I think it's a good option for owner-occupier buyers."
Visitors cited the complex's access to major business districts in western Seoul, including Gimpo Airport and Magok, within about 30 minutes as a key advantage. A community bus ride of roughly 10 minutes from the complex connects to Bakchon Station on Incheon Subway Line 1. Transferring to the Airport Railroad at Gyeyang Station, two stops from Bakchon, puts Gimpo International Airport Station 30 minutes from the complex and Magoknaru Station 33 minutes away. Plans for Gyeyang AX Park, which will house advanced industry and office facilities in Gyeyang New Town, and efforts to bring SK hynix and Korean Air into the nearby Bucheon Daejang district are also seen as factors that will expand demand for homes near workplaces. A sales official said: "Visitors are coming not only from workplaces in Gangseo and Guro districts but from a range of areas including Gyeyang and Bupyeong in Incheon, Seoul and Geomdan."

The fact that this is the first private presale in Gyeyang New Town is another draw. Because the complex is being supplied in the early stages of the new town's development, many buyers expect its value to rise as construction proceeds. Gyeyang New Town in particular borders an existing older urban area, which is seen as reducing the inconveniences that typically come with moving in early. Residents are scheduled to begin moving into other blocks in stages from December this year, and educational facilities including a kindergarten and elementary and middle schools are planned. At the model house, parents were seen examining the scale model with small children on their backs and asking questions about schools, such as when they would open.
Visitors also showed sustained interest in the unit layouts on display at the model house. The 84A unit features a four-bay flat layout with a convertible alpha room, pantry and walk-in closet to maximize use of space. The 84D unit has a tower layout with a wide entryway, a free-standing island kitchen and a home bar. The 93B unit features a living room with windows on two sides, a kitchen with a facing counter and ample storage. Of the two sites, the AC3 block is relatively close to Bakchon Station, while the AC4 block adjoins a neighborhood park and the Gulpocheon stream.
The branded commercial facility being sold alongside the homes, called Sigan, also drew attention. Bando Engineering & Construction is seeking to bring in education and household service businesses to the AC3 block and health care and convenience facilities to the AC4 block, and is considering operating a directly managed mall to help activate the commercial district in its early stages. One visitor from Seoul said: "Seoul is already saturated with cafes and clinics, but this is a land of opportunity where a new commercial district is taking shape. Another advantage of a new town is that it attracts a lot of young people."
Kaive Yuboraa, supplied by Bando Engineering & Construction, comprises 1,110 units in total, with 614 in the AC3 block and 496 in the AC4 block. Units come in exclusive-use areas of 84, 92 and 93 square meters, with top presale prices of 826 million won, 912 million won and 910 million won, respectively. Special supply applications open Nov. 2, followed by first-priority applications on Nov. 3 and second-priority applications on Nov. 4. Move-in is scheduled for August 2029.
